Bathroom renovation in Fulham SW6

Fulham's housing is largely Victorian terraces, many converted into flats. Room sizes tend to be smaller than in neighbouring areas like Hammersmith due to how the terraces were originally split. Bathroom layouts in converted properties are often unchanged since the original conversion.

What it actually involves

Most bathroom renovations we do in SW6 fall into three categories:

  • Refresh — the fastest, cheapest way to make a bathroom feel up to date. Repaint, refresh grouting and silicone, remove mould and prevent it recurring. No structural work, no layout change.

  • Refit — New toilet and/or sink, new tiling, repainting, regrouting, resiliconing, and mould prevention. Appliances are replaced but their position doesn't move.

  • Renovation — a complete strip-out to modernise the room. Layout is changed, plumbing moved, waterproofing and tiling redone throughout. Usually done for homeowners and long-term stays — rarely done before a sale or lease, since it doesn't pay for itself in ROI, only in aesthetics.

Why a full renovation is rarely the right job in Fulham

Fulham SW6 was built as houses, then carved into flats, in waves of Victorian terrace conversion that split each house into two, three, or sometimes four separate units. That history matters, because the room dividers in your flat were decided by whoever did the original conversion.

If your flat is one of the rarer ones where a layout change is genuinely realistic — end-of-terrace, ground floor with more flexibility, or a more generous original room split — renovation costs climb accordingly, typically £8,000+ once better fittings and additional plumbing work are factored in, and it takes meaningfully longer. Worth having an honest conversation with us before you get attached to a specific new layout — half the value of that chat is us telling you early if what you're picturing isn't actually feasible in your flat.

Ventilation is usually the first thing to show its age in Fulham's properties — a lot of these bathrooms were fitted before extractor fans were standard, which is part of why mould and dark grout are such a common issue in SW6, more than in newer-build areas. Moisture had nowhere to go for years, and it eventually finds the grout, the plaster, or the subfloor.

Choosing what to spend money on

Since labour is roughly fixed within a tier, fittings are really the only decision that changes your total:

  • Bath — acrylic from £150–£300; freestanding stone or copper go for £2,000 or more

  • Taps — basic sets from £100; designer taps often past £1,000

  • Tiles — standard ceramic is the most cost-effective to buy and fit; porcelain or Moroccan cement cost more in both materials and labour time

  • Toilets and basins — wall-hung units cost more to fitbut save space in smaller bathrooms which might be needed in Fulham.

Worth being honest with yourself about how long you're staying: if you're going to be in the property for the next 10+ years, spending a bit more upfront on the bath and taps tends to pay for itself — better fittings age better, functionally and visually. If it's a shorter hold or a rental, mid-range fittings almost always make more financial sense.

Tell us your budget and expectations when you enquire and we'll help you pick the fittings accordingly rather than defaulting to whatever's easiest for us to fit.

Contingency budget: what tends to turn up mid-job

Our quotes hold firm — but bathrooms are one of the rooms most likely to reveal something once work starts. In old SW6 bathrooms, hidden issues aren't rare. Once old tiling comes off, expect a decent chance of one of the following:

  • Hidden water damage — damp or subfloor rot once old tiling comes off exposes what wasn't visible before (~£800 additional work)

  • Old pipework — original plumbing sometimes needs sections replaced once exposed; pipework that's survived fine hidden doesn't always tolerate being disturbed (~£1,200 labour and materials)

  • Uneven floors or walls — older properties often need extra levelling before tiling can start properly, since tiling over an uneven surface shows up as cracked grout within a year (~£900 additional work)

Budget an extra 10–15% on top of any quote. Worth knowing: ground-floor and lower-ground conversions in SW6 are somewhat more likely to turn up damp than upper-floor flats, simply due to proximity to the original building's foundations.

How a typical refit runs, day by day

A full refit typically runs 5–7 working days start to finish:

  • Day 1: Strip-out — old suite, tiling, and flooring removed. This is usually when any hidden damp or pipework issues get spotted, since it's the first time in years anyone's seen what's under the surface.

  • Days 2–3: First-fix — plumbing and electrics, plus any levelling work on floors or walls. If something unexpected turned up on day one, this is usually where the extra time gets absorbed.

  • Days 3–5: Waterproofing (tanking) and tiling — the longest stage, deliberately so. Tiling rushed is tiling that cracks, lifts, or lets water through within a year.

  • Days 5–6: Suite fitted — bath or shower, toilet, basin, taps.

  • Final day: Second-fix — electrics, silicone, snagging, and a final walkthrough before we consider the job done.

A full renovation with a layout change adds several more days for replumbing and any structural work. Access can shift the timeline either way — a decent number of SW6 conversions have narrow stairwells or restricted parking for skips, so we'll always give you a property-specific schedule once we've seen the room rather than a generic number.

Selling or letting in Fulham? You may not need the full job

If the bathroom just needs to photograph well and function reliably for a new tenant or buyer, skip the rebuild entirely. This is the fastest, cheapest way to improve a bathroom over a weekend:

  • Fresh coat of paint — removes the dated, worn feeling

  • Refresh grout lines and replace old silicone — instantly cuts mould perception

  • Swap the toilet seat and any visibly worn fixtures — negligible cost, big appeal boost

  • Change the lighting — bathroom lights fog up faster than anywhere else in a flat, so this is one of the highest-impact, lowest-cost changes on the list

Cost: £800–£1,400. Time: 2–3 days. This alone can shift a bathroom from "off-putting" to "move-in ready" for a fraction of a full refit's cost — as they say, 20% of the work makes 80% of the result, and in lettings that difference shows up directly in how fast a flat lets and at what rent.

If your tenant is moving out soon, get in touch and we'll minimise your void — the sooner after notice is given, the better our chances of turning it around before the next move-in date.

Working around tenants: whether a tenant can stay during the work comes down to whether there's a second bathroom on hand. Since the works can take up to 2 weeks and plumbing disconnected, there is no way to make it work otherwise. With a second bathroom on site, we can often work around a sitting tenant without disrupting their access at all.

FAQ

Common questions
about Fulham.

How much does a bathroom renovation cost?

From a few hundred pounds for a basic refresh up to £10,000 or more for a full renovation, depending on scope, whether the layout changes, and the materials chosen.

What's the realistic top end of cost?

Full renovations with a layout change are the exception in Fulham conversions, but where they happen, £8,000+ isn't unusual once better fittings and extra plumbing are factored in.

How long does a bathroom remodel take?

A full renovation or refit takes around 5–7 days (renovations longer if the layout changes); a refresh takes 2–3 days if nothing structural changes — paint dries faster than most people expect, the real bottleneck is silicone cure time, which can't be rushed without compromising the seal.

What's the cheapest way to refresh a tired bathroom?

A refresh — new fixtures, regrouting, replacing old silicone, and retiling where needed without changing the suite — costs from £800 and can transform a bathroom over a weekend.

Do you need to see the bathroom before quoting?

For anything beyond an easy refresh, yes — hidden damage in Fulham's older plumbing runs is common enough that a fixed quote without an in-person look isn't worth much more than a guess.

What if I'm not happy with the finished bathroom?

We come back and fix it, no charge, no debate. That's not conditional on anything — the job isn't finished until you're satisfied with it.

Do you need to be in the property while work happens?

No. A lot of our SW6 clients are landlords who aren't local, and we're happy to manage access with tenants or agents.

Which postcodes do you cover?

SW6, plus neighbouring SW10 and SW15.

Do you work weekends?

Yes, including bank holidays — most letting turnarounds need it, since notice periods rarely happen during the weekend.
