Most W6 jobs we take on land in the full renovation category. The Victorian terraces and older mansion-block conversions near the river tend to carry both dated fittings and dated tiling at once, so a partial fix often doesn't go far enough to actually solve what's wrong with the room. The postwar blocks further back from the river are a genuinely different case, though — more of a mixed bag. Some have had a single decent refit since being built and are structurally and cosmetically in good shape, in which case a refresh alone is often sufficient, and pushing someone toward a full renovation they don't need would just be wasting their money.


This is exactly why the property visit matters so much here specifically. In a more uniform area we could make a reasonable assumption about which tier suits a given flat based on postcode alone. In W6, that assumption would be wrong often enough not to be worth making.

Labour is roughly fixed within a tier — what changes your final number is what you choose to put in the room:

Contingency

What a full renovation looks like in practice

Since full renovation is the most common job we do in W6, it's worth knowing roughly how the week unfolds once work begins:
