For newer properties, or after a short let, the most common maintenance fixes include:

Between Tenancy
Most properties will need more work done after around 1-2 years without a refresh. Such refreshes usually include:

- Kitchen worktop replacement, very common to be stained with grease
- Flooring repairs or replacement

Extensive Work
For tired properties that have just been bought, or were unoccupied for an extended period:
- Full property repaint, often replastering required
- Bathroom + kitchen renovation with new appliances
- Mould remediation - almost guaranteed in long unoccupied properties
- Floor replacement, often paired with floor levelling
- Frequent in older properties in Willesden, Cricklewood or Hammersmith.
At this stage it is recommended to account for 15-20% additional costs if unexpected issues arise. Most common ones being damp and replastering.
